Ode à la Mer – Montpellier: Following the rejection of four appeals, Frey enters into a new phase
On July 1st , the Administrative Court of Appeal rejected the four appeals lodged against the “Ode à la Mer – Phase 1” regeneration project led by Frey. The project, which won the tender launched by Montpellier Métropole in October 2014, was given the green light by the CNAC (French Retail Development Commission) in July 2015. Development of the project, which is due for completion in 2020, continues at a good pace.
Frey and its support team continue to develop the project
Designed by the Spanish firm L35, Phase 1 of the Ode à la Mer project will develop 61,000 sqm of retail sales space, the majority of which will be filled by transferring neighbouring retailers.
Frey will also introduce its F-Experience (Food and Fun for the Family), with 25,000 sqm of sports leisure activities and restaurant areas. The marketing side is managed by Frey’s internal teams, supported by the local agency of the property consultancy firm Tourny Meyer.
With regard to the 19,000 sqm of tertiary activities, a hotel and three office buildings, Frey is working with companies based in Montpellier, the property developer Helenis and the firms Serrado Architecture and NBJ Architectes DPLG Urbanistes, as well as the Parisian architecture firm Reichen et Robert & Associés.
Ode à la Mer-Phase 1: an innovative and unprecedented project in France, symbolising the retail of the future.
Situated along the Route de la Mer connecting Montpellier city centre to the coast, Ode à la Mer is a unique project in Europe in terms of scale. Covering 250 ha, Montpellier Métropole is reinventing the top shopping destination in its area by capitalising on the diversity of uses (retailers, housing, offices, services, etc.) and the revitalisation of natural and flood risk areas.
On the 13 ha of land covered by Phase 1, Frey plans to develop a new functional, innovative hub for everyday life. Part of the EcoCité policy, the project offers urban innovations that guarantee the multitude of features offered by this “district”.
In addition to the shops on the ground floor, there will also be leisure activities and services:
- a large “sports area”. Installed above the shops on the first floor, this area is a feat of architecture, requiring a special roof to be built. It will include a wide range of free sporting activities
- a “mobility station” offering users a range of urban services: ticket office, Vélomagg bike rental station, etc.
- a “sports-court”, housing in a single space, sales and demonstration areas led by specialists in various sports.
Key figures:
- 61,000 sqm of retail sales areas, 25,000 sqm of sports and restaurant facilities, 19,000 sqm of tertiary activities (hotels and offices)
- Catchment area: 780,000 inhabitants
- Investment: €200 million
- Creation of 1,800 jobs
- Due to open: 1st half of 2023
